While we primarily serve the hospitality industry, providing configurable guest rooms larger multi-unit projects, we are happy to offer our turnkey Villa Collection to individual buyers as well. Many of the questions and answers below are tailored to our hospitality clients but are applicable to residential projects.

General Information

Modular buildings are constructed off-site in a factory, creating pre-finished sections called "modules" that are transported to the construction site, set on a foundation or footings and assembled into the completed permanent building.

Modular construction offers a faster, more efficient construction process with fewer construction delays compared to traditional site building as the structures are built offsite in parallel to the onsite prep work. It also allows for higher quality control with less waste and a more consistent final product.

The timeline for a modular hotel can vary depending on the size and complexity of the project, but it typically takes less time than traditional construction methods as the modular components can be fabricated offsite rather than beginning after the onsite prep work is complete.

Modular construction can offer many avenues for cost savings over traditional construction methods due to reduced design and engineering fees, faster construction time, more efficient use of materials, and lower labor costs. Additionally, the reduced construction time helps speed the time to opening while the efficiencies of new construction lead to reduced operating costs over time.
Pricing

The prices for Tomu Villas range from $145,000 for the Studio, $235,000 for the 1-Bedroom, and $325,000 for the 2-Bedroom. Pricing is for the base finished Villas without add-ons and ready to be assembled on-site. Additional features such as exterior awnings, refrigerators, washer/dryers, and furniture may be added at an additional charge.

Tomu Villas can be placed anywhere you choose. The price of land, site improvements such as a the foundation, utilities, transportation and final installation to your site are variable costs dependent on location on are not included in the Villa price.
Options & Customization

You’ll be able to select from a variety of Villa add-ons. including exterior awnings and bespoke furniture pieces. Interior finishes are not able to be customized as this allows for a higher grade finish level while maintaining the Villa’s affordable price. While most appliances are included, the refrigerator and washer/dryer can be purchased separately should you choose.

All Villa Collection units come equipped with an electric cooktop and dishwasher. Hook ups are also included for your choice of refrigerator and washer/dryer as well as electrical outlets in the kitchen cabinetry for small plug-in appliances such as microwaves and toaster ovens.
Logistics & Installation

Transportation of all units is handled by our global logistics provider. Delivery schedules will be arranged by our team in coordination with your project lead and billed directly to you without added pass-through charges.

Once delivered, units are craned directly from their transport truck onto their permanent foundation. Your project lead will be responsible for selecting and experienced craning company with consultation from our team. An assembly kit will be shipped with each unit that includes all weatherproofing and trim pieces that will need to be installed on site by your project lead.

We work directly with your selected general contractor or project lead who will manage the overall construction process of your development. We’ll coordinate with your internal team and/or chosen partners throughout the project to ensure they have all the site requirements, specifications, and assembly instructions so the final delivery and installation process is seamless.
